Honoring a Lease: Ask a REALTOR®

AUTHOR: Naj Alikhan
30.11.2009

My house just sold, and I have a lease here through March 2010. Does the new owner have to honor my lease by letting me stay here and pay the same rental amount I am paying under my lease? I do need to add that my lease is also under section 8 housing authority.

Because many buyers don’t understand the short sale process, they tend to become very impatient while waiting for short sale approval.

In fact, buyers who cancel the transaction prior to short sale approval are the biggest problem facing shorts sale specialists across the country. If buyer’s agents would simply explain the short sale process to their buyers and obtain a commitment upfront, the number of frustrated sellers left standing at the gate of approval with no buyer would drop.

Moreover, listing agents wouldn’t have to sell those homes 3 or 4 times before a buyer decides to stick with it and hang around . . . read more about the Short Sale Process.

Marketability of Home Upgrades: Ask a REALTOR®

AUTHOR: Naj Alikhan

We’re getting our home ready for sale and we currently have formica in the kitchen. We have a quote of $4,000.00 to replace our formica with granite. Would we get our money’s worth by replacing the formica with granite, or would we be better off pricing the house accordingly and leaving the granite choice to the buyer?

Major Mortgage Lenders Under Fire From the Fed

AUTHOR: Naj Alikhan
30.11.2009

Complaints about the slow and inefficient foreclosure  process continue as homeowners struggle to find ways to keep their homes. Banks have yet to rectify many of the wrongs committed by predatory lending practices even as  the line for refinancing gets longer. Furthermore, small businesses are closing due to tight credit and poor bank management. The [...]

Purchasing a Foreclosure: Ask a REALTOR®

AUTHOR: Naj Alikhan

We are currently looking to buy a house. We found one we like, but they are asking $129,900, and we don’t think it’s worth this amount because it needs work. We were told it is a foreclosure, so is it possible to offer less than the asking price? If so, what would be a reasonable offer? [...]
